If you've been waiting for the right moment to buy a new build in Brampton or Mississauga, April 2026 might be it.
Starting April 1, 2026, Ontario is removing the full 13% HST on new homes priced up to $1 million for one full year. When you stack the provincial rebate with the federal piece, eligible buyers can walk away with up to $130,000 in combined savings on a single purchase.
That's not a small number. On a $950,000 pre-construction townhouse in Brampton, that's closer to a year's take-home pay for most families.
Here's what this actually means if you're planning to buy — and the things nobody is explaining clearly yet.
What Changed on April 1, 2026
For years, buyers of new homes in Ontario have paid 13% HST on top of the purchase price. Existing rebate programs chipped away at some of it, but most buyers over about $450,000 saw the rebate phased out entirely.
The new rules are different. From April 1, 2026 to March 31, 2027:
The full 8% provincial HST is rebated on new homes up to $1 million
The 5% federal GST is also rebated (matching the provincial move)
Combined, that's up to $130,000 back in your pocket
Homes between $1 million and $1.5 million still get the maximum $80,000 provincial rebate — it just doesn't scale higher
And here's the part a lot of people miss: this isn't just for first-time buyers. Repeat buyers, move-up buyers, even investors buying a new build to rent out — everyone qualifies, as long as the purchase agreement is signed in the eligibility window.
Who Actually Qualifies
To claim the enhanced rebate, you need to check a few boxes:
Your purchase agreement must be signed between April 1, 2026 and March 31, 2027
The home must be newly constructed (not a resale)
You (or a relation) must be the first person to occupy it
Construction has to be completed within the timeline set by the program
That last point trips people up. If you buy pre-construction and the builder doesn't close before the deadline, you could lose the rebate. Always read the purchase agreement carefully and ask your real estate agent to clarify what happens if there are construction delays.
What This Looks Like in Brampton and Mississauga
Let me put real numbers on this, because "up to $130,000" is a headline — the actual savings depend on the home you're buying.
Example 1 — Brampton townhouse, $850,000 pre-construction
Old rules: you'd pay roughly $110,000 in HST, after existing rebates
New rules (April 2026): full HST rebated — you save the full amount
Net benefit: around $110,000 back
Example 2 — Mississauga condo, $699,000 new build
Old rules: HST liability was around $90,000 after partial rebates
New rules: fully rebated
Net benefit: around $90,000 back
Example 3 — Detached home, Caledon, $1.2 million
Still eligible for the $80,000 maximum provincial rebate
Plus whatever the federal portion provides
Net benefit: roughly $130,000 combined
Even on the high end, we're talking life-changing money. That's your kids' post-secondary education. That's a down payment on a second property. That's 15 years of property tax paid in advance.
How to Actually Claim It
This is where buyers get tripped up. There are two common routes:
Builder assignment — Most large builders in the GTA will handle the rebate paperwork for you at closing. The net price you see on the agreement already reflects the rebate being assigned to them, and you pay the lower amount.
Direct claim — In some cases you pay the full HST up front at closing, then file for the rebate yourself through the CRA. You get the money back, but there's a cash-flow gap of a few months.
Ask the builder up front which route applies to your purchase. The difference matters because it affects how much you need at closing.
The Hidden Opportunity Most Buyers Will Miss
Here's what I'm telling my clients right now: the one-year window is tight. Builders know this too.
In the first few months, expect a rush of buyers back into the pre-construction market in Brampton, Mississauga, and Oakville. That demand can push prices up — which means the rebate savings could partly get absorbed into higher list prices if you wait until fall.
If you're already close to ready to buy a new home, the smart play is usually:
Get pre-approved for a mortgage before you start touring
Focus on builders with near-term closing timelines (to avoid deadline risk)
Compare the same floor plan across multiple projects — some builders will negotiate harder than others to lock in April-May buyers
Work with a realtor who knows the pre-construction market in the GTA and can flag which developments are actually moving
What Doesn't Qualify
Just to be clear on the edges:
Resale homes — a 10-year-old house in Brampton doesn't qualify. The rebate is only for new construction
Purchases signed before April 1, 2026 — even if you close after that date
Purchases signed after March 31, 2027 — unless the government extends the program
Homes over $1.5 million — the $80,000 cap still applies, but it doesn't scale up
If you're sitting on a signed agreement from late 2025 or early 2026, it's worth asking your lawyer whether there's any way to restructure. In some cases, there may be options.
What About Assignment Sales?
Assignment sales — where someone sells their pre-construction contract before the building is finished — are a gray area. Some qualify, some don't. It depends on who occupies the home first and how the CRA interprets the specific transaction.
If you're looking at an assignment in Brampton or Mississauga, don't guess. Talk to your realtor and your real estate lawyer together before signing anything.
The Bottom Line
The Ontario HST rebate on new homes is one of the biggest affordability moves the province has made in years. For buyers in Brampton, Mississauga, and the surrounding GTA, it changes the math on pre-construction almost completely.
But it's also a narrow window. Twelve months sounds like a lot until you factor in financing, build timelines, and the rush of demand that's already building.
If you're thinking about a new home this year — whether it's your first place, an upgrade, or an investment property — now is the time to start the conversation. Get your financing lined up, know which builders and neighbourhoods fit your goals, and be ready to move when the right opportunity shows up.
I help buyers across Brampton, Mississauga, Oakville, Milton, Vaughan, and Caledon navigate pre-construction and new-build purchases every week. If you'd like to walk through what the HST rebate means for a specific home you're considering, I'm happy to run the numbers with you — no pressure.
